The Real Estate Market is a very tough business to be in today if you are a buyer or a seller of houses. I have spent almost a decade in the business and I learn something new every day. Lately most of what I learn is not good. I have had realtors lie to me, investors go behind me and make deals with my buyers, and a host of other issues. No crying here just facts. I wish I could say it was all good but one fact is this is a tough market. Many people are hurting. The average realtor can’t make a living. The average investor cannot make a living either. Most real estate gurus are selling courses and not making deals because they can’t figure out how to make a living except by selling “how to” courses. This is my opinion and I am sure some would disagree but I actually invest for a living and know this to be true from where I stand.

No fluff, no sexy sales pitch, just facts, action, everyday reality, and money. This isn’t a sport or a challenge for the faint of heart. This industry is about the money in real estate. Buying, selling, leasing, Owner financing, and rent to own homes all help others own their own home today. We make a little money on each deal and someone gets a new home they could not get any other way.
I have been in this business learning, doing, making deals and coaching for many years. I do not have all the answers but, I do have the basics figured out. Buy now,, buy low and sell for more. Watch the numbers closely and always have an exit strategy. All the talk about equity and appreciation is really just talk as a property or a house is worth what you can get for it today and nothing more. This business is fun. I help a lot of individuals and families own their own home without using a bank or mortgage company. Anyone in Real Estate can make a great living if you are honest and treat people fairly. You do not have to scam or cheat anyone. You do have to remember everyone is a potential client. You do have to remember what goes around comes around or what you do to others will come back on you. You do have to provide a service and add value.
If you think you are smart enough to just buy a house for 50 cents on the dollar or less and then sell it at full retail you are just kidding yourself. Being an alligator in this business helps no one in the long run. Realtors and Investors get a bad name and reputation when one bad person acts out and cheats someone. Not everyone is bad and many investors are great people.
The housing market is in trouble. Our way of life is changing. We can no longer rely on appreciation of price as we live in a changing economy. Buying and selling houses has to make sense for everyone involved not just the investor or realtor. Home appreciation is just a fleeting thought.
