January is one of the slowest months for real estate. People are busy recovering from the holidays, and most people aren’t thinking of buying or selling. However, if you’re thinking of buying, the January doldrums can be the perfect time to get a great deal.

Because January is traditionally a slow month, the people who are selling in January are usually “motivated” sellers who have to sell for some reason. Maybe they’re relocating for a job, or have had a life change; but January sellers are often in a bigger hurry to sell. Otherwise they’d just wait for a better market.

As a buyer, this gives you a huge advantage. Social media is the “big thing” now, and people are using it for everything; from connecting with friends to finding a new job or even buying or selling a home. Social media gurus and enthusiasts would have you believe that you can net your dream home using social media, but many buyers or sellers don’t realize that it’s not as easy as the social media people make it sound. Success stories are out there, but there are also a lot of real estate myths about using social media to buy or sell. So what’s true and what’s a myth?

Social media works by connecting people. Good use of social media can put your content in front of hundreds or thousands of people, or can help you see content that is targeted to your interests and needs. Unfortunately, a lot of social media doesn’t distinguish between a qualified lead and an unqualified lead. That means that if you’re selling, you may get your ad in front of 5,000 people but those people may be on the other side of the country, may be college students who aren’t buying, or may be people who already own a home. For buyers, even the “targeted” content often isn’t accurate, and finding a home is a long step away from buying one.

Realistically, social media is a tool that you can use to help advertise your home, or to help find potential homes to view, but it’s only one small tool in a larger arsenal. For buyers, even if you find a home via social media routes, you have no context; you won’t know if the home is priced reasonably or has the amenities and location you want without doing your research. For sellers, finding qualified leads can take months, and some sellers who have attempted to sell their homes themselves via social media and other self-advertising have their homes on the market for over a year before settling for a drastically lower price, or simply taking the home off the market.

Removing clutter from your home is not only great for Feng Shui; it’s also great for making your home more attractive for buyers. Likewise, a little organization can go a long way toward improving how you use your home, and also making your home appealing to buyers.

Organize and De-Clutter to Make Your Home More Attractive

One of the first things that a real estate professional will tell you when you try to sell your home is to clean it, and there’s a reason for this: a cluttered home leaves a negative impact on potential buyers, and even on your own mental space. An un-cluttered home feels roomier, and enables buyers to better imagine themselves in the space.

Things like simply throwing out those old newspapers, putting away dishes and glasses in your kitchen cabinets, and tidying the house actually go a long way toward making your home more attractive. As a good general rule, if you’re not using it now, it can be recycled, thrown away or put away; and if you haven’t used it in 6 to 12 months, you should probably get rid of it entirely.

If you’re able and willing to put a bit more time and money into the project, consider installing some new shelving or tools to help you organize. Many places sell closet organizers, for example, which give you space to not only hang up your clothes, but also to fold towels and sheets, put away shoes and more effectively utilize your closet space. You can find organizers for just about everything; from shelves for your books or art supplies to organizers for your shoes, racks for your knives or anything else you care to organize.

In general, buyers who see an organized home assume that homeowners do a good job of taking care of the place, and buy with more confidence – which translates to a better deal for you as a seller.

So the next time you’re looking for a simple, inexpensive home improvement project; start with removing that clutter, and go a bit further and add some organizing elements to your home if you’ve got the time and money.
